WHAT DO WE DO?
Septic tanks are classified as a “Building” under the Building Act and as a “Discharge” under the Resource Management Act.
Consequently, any construction, connection, or expansion of these systems requires appropriate consent under both Acts. We are responsible and qualified for the entire design and specification process, including site testing, design, documentation, and managing the consenting process to ensure full compliance with these regulations for OSET (On-site Effluent Treatment - the technical name for septic tanks).
In essence, just as a builder relies on an architect for creating building plans, drainlayers turn to us for expert septic tank design. So yes, you could say we’re the “crap” architects of the industry - but in the best way possible!
HOW DO WE DO IT?
Our process begins with an on-site soil investigation, where we conduct soil sample testing to depths of 2.1m to 2.4m, and sometimes as deep as 3.6m. This allows us to evaluate key factors such as soil permeability, hydraulic load-bearing capacity, potential short-circuit paths, and Ksat permeation rates.
We then broaden our assessment to consider the overall geology, soil consistency across the site, known groundwater paths, and any relevant environmental factors, including proximity to surface water bodies, bore takes, and more. Based on this comprehensive analysis, we compile a detailed report, typically spanning 75 to 100 pages. This report includes feasibility of site disposal, the proposed design, maintenance recommendations, and, of course, drawings to accompany your architect’s plans.
Once the report and design are finalized, they are submitted alongside your building consent application to council for approval. This ensures a smooth and compliant process, streamlining your project’s journey from planning to execution.
